While I appreciate the summary of the few fast facts it asked for, there is just so much more to the last three or so years of our life..
What was supposed to be a fun project and a probably decent investment has turned out to be one of the most debilitatingly stressful things I have ever experienced.
Not here because I think this is the answer or because I think this will even gain enough traction to garner five dollars; I'm here because I simply don't know what else to do at this point and I can't continue to feel like I'm doing nothing.
We bought a house that appeared to have been mid renovation when, for whatever reason, it was put up for sale. I've built a house before, this one was already sheet rocked, city said it had passed inspections, colors and paint and finishing was the easy part. It had tons of space and I love (the idea) of a project. I did mission trips as a kid, we built stuff, finished things, I can paint, bring it on.
But then the loan wanted a contractor, one with insurance coverage. And the city wouldn't let me pull permits because you have be the home owner and occupant. And despite being the owner, you can't be the occupant because it hasn't passed an occupancy inspection, because it's unfinished and you'd need to do all this work to bring it up to code to pass inspection, but to do the work you need a permit, and to pull the permit you have to be the homeowner AND occupant.. you see the issue.
If only I had known the loan company wouldn't actually check on the contractor having insurance (presumably), and would tell me I wasn't entitled to that information when I asked once he ran off, nevermind the mess of missteps in the process in between.
If only I had been privvy to the fact that it turns out you do not need a permit, not even if the city catches you working on the house without one.
If only I had known that despite trying utilizing the appropriate legal channels, partially because we simply couldn't afford the financial hit the contractor ended up being and partially in an attempt to keep him from doing it to anyone else, and despite successfully having been awarded a judgement against him, the legal system doesn't care; we haven't seen a cent from him.
